Your budget. For obvious reasons, this is probably the single most important factor. The price of an Prague apartment depends on a variety of factors - size, location, condition and features, among others - so it is critical that you determine your budget at the outset. As a general guideline, Prague studios typically cost from 10 000 CZK per month; one bedroom Prague apartments are from 15 000 CZK CZK per month; two bedroom Prague apartments are from 18 000 CZK per month and three bedroom Prague apartments range from 25 000 CZK per month.

Neighborhoods of interest. Prague has dozens of neighborhoods, each with its own flavor and personality. A number of factors can effect where you live: you might want to be close to work or your children's schools; maybe being close to a park is important; perhaps being close to great restaurants and cafes is key. The most expensive residential neighborhoods are the Old Town (Stare Město), Josefov, Mala Strana and Hradcany. Very popular residential neighborhoods are Vinohrady, Nove Mesto, Vrsovice, Letna and Smichov. Apartment size and features. Do you need a one or two bedroom apartment? A large living area? A terrace, parking? Are great views important? Furnished or unfurnished? Typical Prague apartment lease period

The typical  length of the residential rentals is 1 year. However, it is possible that your agent  can negotiate a shorter lease period mostly for higher rental price.

Typical Prague lease types

The Lease Agreement abides by § 685 of the Civil Code. The main articles contained in the contract:

  1. contracting parties: lessor, lessee
  2. subject of the lease
  3. duration of the lease
  4. rent and the price of services connected with the lease
  5. security deposit
  6. rights and obligations of the contracting parties

Typical duration of the lease is 1 year. Agreements are concluded for a definite period of time  with or without an option of renewal.Termination of the contract is  possible only by an agreement of the both contracting parties. The lessor can withdraw from the agreement also for the reasons and in the manner provided for in § 711 of the Civil Code.

Rent and the price of services connected with the lease – it is very important to specify exact amounts, due dates and payment options, what is included in the rent and which services are paid extra – f.e. water and sewage disposal, gas, electricity, refuse disposal, common spaces (lift, light, cleaning of the house), reception, parking. Some services can be stated as fixed amount, some are only monthly deposit charges and a settlement will be made once a year based on the actual consumption.

Security deposit – landlords require refundable security deposit in the amount of 1 to 3 month rent. Deposit has to be paid upon signing the contract or on the day of execution of the agreement. After the expiration of the agreement, such refundable deposit will be refunded to the lessee or will be used for repairs of the damage to the leased premises and/or the building if there will be such and if such damage will not have been settled prior to the expiration of the agreement. 

Negotiations

When to begin your search

We strongly suggest that you do not begin your Prague apartment search any sooner then 4-6 weeks prior to your intended occupancy date. If you begin your search too soon, none of the Prague apartments you saw during your home finding trip will be available when you are actually ready to sign a lease. The costs of using a real estate agent

Residential and commercial rentals
When renting an apartment in Prague, Prague house or Prague commercial through a broker, you will have to pay a commission to the broker. The fee is equal to one month rent and it is a subject to 19% VAT (value added tax).

Short term rentals

Broker's fee on stays from 1 night to 1 month  ……………….NO COMMISSION
Broker's fee on stays from 1 month to 3 months  …………….50% of one month rent
Broker's fee on stays from 3 months to 6 months …………… 75% of one month rent
Broker's fee on stays from 6 months …………………………100% of one month rent

Broker's fee is subject to 19% VAT (value added tax).
